Middlebury Homeowners Association is the HOA that governs the private community of Middlebury.
The Middlebury Community is situated in Anne Arundel County, located in Pasadena, Maryland.
Middlebury community is a cul-de-sac comprised of 44 colonial style single family homes.

Tidewater Property Management officially began managing the Middlebury HOA on February 1, 2026.

Who provides landscaping services for the community?
The Middlebury Homeowners Association contracts with a professional landscaping company
to maintain all common areas within the community.
What services are included?
The landscaping contract generally includes:
Mowing and maintenance of common areas
Seasonal clean-ups
Mulch installation
Routine pruning and trimming of common-area trees and shrubs
Weed control and fertilization in common areas
What areas are maintained by the landscaper?
The landscaping company services Middlebury Community HOA-owned common areas only.
Landscaping within individual homeowner lots is the responsibility of the homeowner unless otherwise specified in the governing documents.
How do I report a landscaping issue?
If you notice an issue in a common area (missed mowing, damaged plants, debris, etc.)

In accordance with federal law, individuals elected or appointed to the Middlebury Homeowners Association Board of Directors are required to comply with the
Corporate Transparency Act (CTA). This includes submitting certain personal identifying information to the U.S. Department of the Treasury’s Financial Crimes Enforcement Network (FinCEN).
This requirement applies to nonprofit and homeowners associations and is necessary for the Association to remain compliant with federal reporting obligations and to file required tax and regulatory documents each year.
Information submitted under the CTA is not public, is securely maintained by the federal government, and is used solely for compliance and anti-fraud purposes.
The Corporate Transparency Act is a federal law that requires certain organizations, including homeowners associations, to report identifying information for individuals who exercise substantial control over the organization. For Middlebury HOA, this includes members of the Board of Directors.
The purpose of the law is to prevent fraud and ensure transparency in financial and tax reporting.
